When should I appoint an architectural designer?

Do I need planning permission for a house extension?

Not always. Some extensions may fall within permitted development rights, while others require a planning application. The answer depends on the property, previous alterations, location and proposed design.


What are permitted development rights?

Permitted development rights allow certain types of work to proceed without a full planning application, provided they meet specific rules. These rights can be restricted for flats, listed buildings, conservation areas and properties affected by an Article 4 direction.


What information should I provide when making an enquiry?

Tell us the property address, what you want to achieve, your likely construction budget and preferred timescale. Existing estate-agent plans, photographs and relevant planning decisions are also helpful.


How are your fees calculated?

We provide a fixed fee for the agreed scope of work. Our fees are based on the size, complexity and requirements of the project rather than being calculated as a percentage of the construction cost. Additional authority and consultant fees are explained separately.


Can you work on listed buildings or homes in conservation areas?

Yes. Alterations may still be possible, but the design normally requires greater care around scale, materials, windows, roofs and visible elevations. We will identify the relevant restrictions and advise whether specialist heritage input is required.


Can LOTA take over from another architect or designer?

Yes, in many cases. We will review the current drawings, planning position and consultant information, then explain what can be retained and what may need further development. We will provide a clear scope and fixed fee before continuing.


I already have drawings or planning permission. Can LOTA continue the project?

Often, yes. We will review the available drawings, planning decision, conditions and consultant information before advising on the next stage. You should also confirm that you have permission to use any drawings prepared by a previous professional.
